India's most considered addresses — bought from overseas, entirely privately.

FEMA, repatriation, POA, home loans, taxation and post-possession — a private acquisition team for NRI buyers of luxury branded residences.

The buying process

Six steps — none of them require you to fly in.

  1. 01
    Eligibility & documentation

Passport, OCI/PIO card, NRE/NRO account setup, PAN and address proof — verified upfront.

  2. 02
    Remittance

Funds inward through NRE/NRO accounts under FEMA. LRS route confirmed with your banker.

  3. 03
    Legal & POA

Empanelled counsel drafts a purpose-limited POA — signed at the Indian consulate, no travel.

  4. 04
    Booking & agreement

Booking amount, allotment letter and BBA — every clause reviewed before you sign.

  5. 05
    Payments

Construction-linked schedule paid through your NRE account. GST, stamp duty and TDS handled.

  6. 06
    Possession & thereafter

Snagging, handover, rental setup and repatriable exit — managed end-to-end.

Taxation, made clear

The four tax questions every NRI buyer asks.

TDS on purchase

1% TDS on payments above ₹50 lakh — deducted by you as the buyer and deposited with the government.

Rental income

Taxed at slab rates; DTAA benefits apply. TDS at 30% by the tenant unless a lower deduction certificate is obtained.

Capital gains

Long-term (>2 yrs) at 20% with indexation. Section 54/54EC exemptions available for reinvestment.

Repatriation

Sale proceeds up to USD 1M per financial year repatriable through 15CA/15CB filings with a chartered accountant.
